Sealcoating is a protective coating applied over asphalt to block water, sun, oil, and road salt, the things that dry asphalt out and open it up. A sealed driveway stays black, sheds water, and lasts longer. New asphalt should typically cure 6 to 12 months before its first sealcoat, and after that every 2 to 4 years depending on traffic and sun. We sealcoat driveways and parking lots across Southeastern Pennsylvania and Northern Delaware, from Newtown Square and Devon to Kennett Square and Wilmington, and we stripe lots after sealing.
